Window mastic in Harefield

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. We are often asked to deal with rushed sealant from a window installation and cracked internal joints between frame and plaster, across patio & French doors, window sills and aluminium frames.

Many houses in smaller places like Harefield have conservatories, garden rooms or patio doors. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Parking around Harefield is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit

Advice

Different surfaces, different methods

Composite doors

A composite door normally sits in a plastic outer frame, and the joint around it is sealed like a window. We match the colour to the frame.

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall.

Windows and doors in Harefield

Harefield is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Bitterne station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around Church of St James, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Harefield Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What happens if it’s left?

Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we’ll say so. Around Harefield, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Combining jobs into one visit is generally more efficient than separate visits. We will give you a clear quote for the lot.

FAQs for Harefield

Is window mastic in a coastal place like Harefield any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Do you cover smaller places like Harefield?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What should I tell you?

Let us know what needs doing and where. If we need more, we will ask.

Does the work come with a guarantee?

Yes, with our one-year guarantee. A yearly look at the joints helps them last.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can you seal the gap between the frame and the plaster indoors?

Yes. Indoors, we seal between the frame and the plaster or reveal.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

For landlords and businesses

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

When it is not the sealant

In fairness, some problems need a different trade:

  • Condensation trapped between the panes
  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals

If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Check the mastic once a year
  • Wash the frames with mild soapy water
  • Don’t paint over the silicone
  • Keep solvents and bleach off the sealant

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
