Bathroom resealing across SO50: what to expect
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for water getting behind the bath panel and gaps between the worktop and the wall, across kitchen worktops & upstands, baths and sinks & splashbacks.
We keep the work tidy and contained to the area we’re working on. The job normally takes around two hours for one bath or shower, longer for a whole bathroom, and we tell you how long to leave it before we go.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What you’ll pay
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What’s near Eastleigh
We work in homes and buildings around Quilley School of Engineering, Lakeside Country Park and Church of the Resurrection, among other places. Other local landmarks include The Wagon Works pub (under half a mile north-west) and Norwood Primary School (0.5 miles west). There’s a railway station in Eastleigh itself: Eastleigh station. Nearby you’ll also find Moorgreen Hospital (2.9 miles south) and Eastleigh Museum (less than half a mile west). The countryside around Eastleigh includes Flexford Nature Reserve.
Where we work in SO50
Across SO50, from Eastleigh, Allbrook and Boyatt Wood outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.
Eastleigh: Schools such as Norwood Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Church of the Resurrection, walls and floors in older homes can move, and sealant and grout show it first.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out.
Questions to ask before you book
- How long the guarantee is
- How long to leave it before use
- Whether they’re fully insured
- Which sealant they’ll use, and why
What affects the quote in SO50
We quote each job individually. These are the things that affect it:
- Any working-time requirements on site
- How many areas need sealing
- How easy the joints are to reach
- Any mould that needs treating
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- The rough size of the job
- Where the property is
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
We quote each job on its own, so start by telling us what you need. Simply phone 0345 464 0079 or email us and describe the job and send photos if you have them.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Signs you need bathroom resealing
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Signs it’s time to call us include:
- New sealant laid over old sealant that is now lifting
- Damp behind the bath or under the tray
- Smears of silicone across the tiles
- Leaking joints on a shower screen
When something else is needed
We will not take on work that will not last, so here’s what sealant cannot put right:
- Tiles that have come away from the wall
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
SO50: your questions answered
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
Do you come to SO50?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes SO50.
Is the work guaranteed?
Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
