Bathroom resealing in SO31: how it works
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on sinks & splashbacks, baths and basins & vanity units, and people most often call us about leaks into the floor or ceiling below and cracked, shrunken or lifting silicone.
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Near you in Locks Heath

A little further out are St Andrew's Castle (2.2 miles west) and Carron Row Farm Museum (1.6 miles east). For a walk, there’s Holly Hill Woodland Park.
Where we work in SO31
In SO31, bathroom resealing takes in flats, houses, rentals and businesses, from Eastleigh, Fareham and Hedge End to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in SO31. In the coastal parts of SO31, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Locks Heath: For an older house near a landmark such as St John, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Park Gate Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Quotes for bathroom resealing in SO31
We quote each job individually. This is what makes a difference:
- Any working-time requirements on site
- How many rooms, windows or areas are involved
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
- Whether it has been sealed before
There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, phone 0345 464 0079 or email us.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Run the extractor fan during and after every shower
- Wait for the cure time we give you
- Avoid abrasive pads on the sealant
- Check the joints every few months for splits or lifting
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out.
What your quote should include
- Whether the sealant suits the joint
- How much experience the applicator has
- What the quote includes, VAT included or not
- The length of the guarantee
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Why it fails
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
Any of these means the joints need attention:
- A bead that has pulled away from the tiles
- Black spots spreading through the bead
- Shrunken sealant along the back of a worktop
- Splits where the tray meets the wall
Common questions in SO31
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or send us an email.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme.
Do you cover SO31?
Yes. We work in SO31 and the rest of Hampshire. To book, ring 0345 464 0079 or email us.
Can new silicone go straight over the old?
No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
Can you quote for more than one area?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Will there be a smell?
Possibly a little. It fades as the sealant cures.
