Bathroom Resealing in Park Gate
Baths, showers and worktops in Park Gate need attention? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Damp behind the bath or under the tray
- Water getting behind the kitchen upstand
- Lumpy, uneven sealant from a DIY attempt
How we handle bathroom resealing in Park Gate
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on sinks & splashbacks, shower trays & enclosures and wet rooms, and common reasons people get in touch are mouldy sealant that has gone black and gaps between the worktop and the wall.
Around Park Gate, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
All our work is covered by a 12-month guarantee.

Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
Park Gate: your questions answered
Will you come out to Park Gate?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Swanwick station?
Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or send us an email.
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee.
Will there be a smell?
Some sealants have a smell while they cure. Opening a window helps.
Common problems we fix in Park Gate
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone normally won’t clean off.
The most common problems we see are:
- Splits where the tray meets the wall
- Water getting behind the bath panel
- Mouldy sealant that has gone black
- A bead that has pulled away from the tiles
For an older house near a landmark such as St Margaret Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What your quote should include
- What preparation is included
- Whether the sealant suits the joint
- Whether they’re fully insured
- What happens if the job turns out different
What sealant work can’t fix
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- A cracked shower tray or bath (that needs repair or replacement)
- Tiles that have come away from the wall
- Failed grout lines across the wall
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- Any working-time requirements on site
- The number of rooms or windows
- Access and height
- How much old sealant there is and how hard it is to remove
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- Pictures of the joints, sent by email
- How we’d reach the joints
- The rough size of the job
- The type of property

What we do, step by step
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. For a village or hamlet like Park Gate, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
How to prepare
- Tell us about any water getting in
- For indoor joints, keep the area dry beforehand if you can
- Mention any parking rules near the property
How to get a quote

Aftercare tips
To keep the joints looking good and working properly:
- Wipe up water along the back of the worktop
- Run the extractor fan during and after every shower
- Give the silicone its full cure time
- Wipe the sealant dry after showering
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something does not look right, just ring 0345 464 0079 or email us.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Bathroom resealing around Park Gate
Park Gate is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
For landlords with property near Swanwick station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Park Gate Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What else we do in Park Gate
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
