External mastic for Maybush homes and businesses

External mastic in Maybush

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. If you have failed sealant between panels on a façade and rigid filler in a joint that should flex, we can put it right, on copings & trims, façade panels and concrete & block alike.

In a smaller place like Maybush, some homes face open ground, and walls and rooflines facing the weather take the worst of it. That is where gutter joints and wall joints tend to fail first.

Each job carries a 12-month guarantee.

What we’re called out for in Maybush

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

Look out for these signs:

  • Cracked joints where brick meets render or frames
  • Sealant pulling away from one side of the joint
  • Joints with sealant missing in places
  • Failed sealant between panels on a façade

Homes close to St Peter's Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

What external mastic looks like in Maybush

Maybush is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Managing a site like Newlands Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Redbridge station, split movement joints are easy to miss on a rental until damp shows inside.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Work for landlords, hotels and businesses

For anyone letting property in or around Maybush, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Questions from Maybush

Does living near the coast affect external mastic in Maybush?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

Do you work for landlords with property near Redbridge station?

Yes. We work for letting agents and landlords as well as homeowners. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Can you match the colour of my brickwork?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin, matched as closely as the range allows.

How long should I leave it?

It depends on the product. Before we leave, we’ll tell you the cure time.

Where are you based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What we cannot put right

It helps to know what we can’t do:

  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. For a job in Maybush, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • Tell us about any previous sealing or DIY attempts

Looking after it afterwards

So the new joints stay in good condition:

  • Deal with leaking gutters that soak the joints below
  • Leave the joints unpainted unless we’ve said otherwise
  • Avoid pressure-washing directly into sealant joints
  • Get split or bare joints resealed while the damage is small

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

How the job changes by surface

Cladding and façade panels

If the façade has a specified sealant, that’s what we use, or one the system allows. Tell us what the building has when you get in touch.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it.
