Different surfaces, different methods

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

Concrete and blockwork

The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one.

How we handle external mastic in Everton

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. We are often asked to deal with failed sealant between panels on a façade and movement joints filled with mortar instead of sealant, on joints between brick and frames, concrete & block and render & cladding joints.

Around Everton, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water usually gets in.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Outside joints around Everton

Everton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Milford-on-Sea Church of England Primary School, larger buildings have long runs of movement joint that eventually need resealing. If you live in an older home near St Mary's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Everton is about 2 miles south-west of Lymington, in Hampshire. Anywhere in SO41, we cover external mastic for homes and businesses. Across Hampshire, we cover 683 places, Everton among them. Our Southampton page covers work nearby.

We cover every part of SO41 for external mastic. That includes homes and businesses on Old Christchurch Road, Westfield Gardens and Laburnum Drive. Close by, we work in Lymore (1 mile south), Milford on Sea (1 mile south), Pennington (1 mile east), Lower Pennington (2 miles east) and Keyhaven (2 miles south-east). Larger places within reach include Totton (13 miles north), Hythe (12 miles north-east), New Milton (3 miles west), Ringwood (11 miles north-west), Warsash (15 miles north-east) and Barton on Sea (3 miles west).

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Walls that need new movement joints cut into them
  • Loose or hollow render, which needs re-rendering
  • Subsidence or other structural problems

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Everton: your questions answered

Can you help a landlord with a rental near Lymington Town station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Will you come out to Everton?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

Can you seal joints between two different materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Tell anyone working on the walls about the movement joints
  • Get split or bare joints resealed while the damage is small
  • Keep soil, plants and ivy away from the joints
  • Check the sealant is paintable before painting near it

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Landlords, agents and businesses in Everton

If you manage several properties in or around Everton, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Signs you need external mastic in Everton

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

Look out for any of the following:

  • Sealant pulling away from one side of the joint
  • Weathered mastic that no longer stretches
  • Water getting into walls through failed joints
  • Rigid filler in a joint that should flex

For landlords with property near Lymington Town station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • Is VAT in the price?
  • When the joint can take water or movement
  • What insurance they hold
  • What product goes in the joint

Choosing a sealant specialist

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. For a village or hamlet like Everton, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
