Mastic and sealant across RG24

How bathroom resealing works in RG24

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across RG24. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on sinks & splashbacks, shower trays & enclosures and kitchen worktops & upstands, and common reasons people get in touch are two layers of silicone, both failing and sealant that has split, shrunk or peeled away.

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Bathroom resealing across RG24: local notes

Homes across RG24 range from older properties to new builds, with plenty of rented property in places like Basingstoke, Popley and Oakridge. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across RG24 is planned around the weather.

Basingstoke: Homes close to St Michael's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as King's Furlong Infant School and Nursery are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Wipe the sealant dry after showering
  • Check the joints every few months for splits or lifting
  • Give the silicone its full cure time
  • Keep the fan on for a while after bathing

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Landlords, agents and businesses in RG24

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
