About bathroom resealing in RG25
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for shrunken sealant along the back of a worktop and smears of silicone across the tiles, on wet rooms, baths and kitchen worktops & upstands.
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Ask for a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
What’s near Overton
Locally, jobs take us to homes and businesses close to Church of St Mary, Overton Church of England Primary School and The Greyhound pub, among other places. The closest station to Overton is Overton station, roughly 0.8 miles north of the centre.
Where we work in RG25
Our bathroom resealing work across RG25 covers homes, rentals and businesses, from Overton, Viables and Hatch Warren to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in RG25.
Overton: In the older streets around Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Overton station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
How the job changes by surface
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
When it is not the sealant
A few problems are outside what sealant work can do:
- Failed grout lines across the wall
- Water coming from the plumbing rather than the joint
- Movement from a bath with loose feet or no proper support
What we’re called out for in RG25
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.
The problems people normally mention when they call are:
- Black spots spreading through the bead
- Sealant that has split, shrunk or peeled away
- Leaking joints on a shower screen
- A messy, uneven bead from a previous reseal
What affects the quote in RG25
The quote reflects the job in front of us. We look at:
- How many rooms, windows or areas are involved
- The amount of work
- Which sealant suits the joint
- Mould in or behind the old joints
What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts.
Helping us quote
When you call or email, these details help:
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
- Any access issues, like height or stairs
- The problem you’ve noticed
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work before giving you a price.
Common questions in RG25
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Can I choose the colour of the sealant?
Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Can new silicone go straight over the old?
No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
