Can you do bathroom resealing in Southrope?
Yes, Southrope is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or email us with a few details of the job.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
Is white the only colour available?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
About our bathroom resealing in Southrope
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Southrope. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on baths, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are shrunken sealant along the back of a worktop and a messy, uneven bead from a previous reseal.
Around Southrope, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.
Your job is guaranteed for a year, as with all our work.

Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows. Older cottages and farmhouses around Southrope can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Look for lifting corners and small gaps now and then
- Avoid abrasive pads on the sealant
- Use gentle cleaners on the silicone
- Dry worktop joints after washing up
Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
When it isn’t the sealant
We will not take on work that won’t last, so here’s what sealant cannot put right:
- A bath or tray that moves because it is not properly supported
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as Southrope, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, usually around 24 hours.
Preparing for the visit
- On commercial sites, let us know about site rules
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit

Advice
Bathroom resealing in Southrope: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

DIY versus a professional finish
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Common problems we fix in Southrope
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
The problems people normally mention when they call include:
- Black spots spreading through the bead
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
- A bead that has pulled away from the tiles
For an older house near a landmark such as Church of St. Mary, older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before you book

- What happens if they find a problem under the old sealant
- How the surfaces are prepared before sealing
- Whether they seal over old material or remove it
