About our bathroom resealing in Bagmore

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on baths, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are black spots spreading through the bead and a joint torn by a bath that flexes.

Around Bagmore, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

A one-year guarantee comes as standard, so you’re covered after we’ve gone.

When to call us in Bagmore

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

Common reasons people contact us are:

  • Sealant that has split, shrunk or peeled away
  • Leaking joints on a shower screen
  • Damp behind the bath or under the tray
  • Black spots spreading through the bead

If you live in an older home near Church of St. Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Which sealant they’ll use, and why
  • What preparation is included
  • How the colour is chosen
  • What happens if the job turns out different

Bagmore questions

Will you come out to Bagmore?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Alton station?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little.

What colours of sealant can you use?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Does the resealing come with a guarantee?

Yes. Our one-year guarantee covers every job, and we’re fully insured.

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Why deal with it now?

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Where a wall is exposed, as many are in small places like Bagmore, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not guesswork. That is why we ask about the job first and send you a clear quote before we start.

Landlords, agents and businesses in Bagmore

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job normally takes a couple of hours for a single bath or shower. In a small place like Bagmore, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Surface by surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant
  • Squeegee the walls and tray after use
  • Keep the fan on for a while after bathing

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Bathrooms and kitchens in Bagmore

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
