Bathroom resealing in RG21: how it works
Sealant that is mouldy, cracked or peeling shouldn’t be left until there’s a leak. Just call 0345 464 0079 or email us with a photo of the joints, and we will send you a clear quote before any work starts. We’re often asked to deal with shrunken sealant along the back of a worktop and leaks into the floor or ceiling below, on shower trays & enclosures, kitchen worktops & upstands and sinks & splashbacks.
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.

Landmarks near Oakridge
In Oakridge, that means homes and buildings near The Costello School, Oakridge Junior School and Eastrop Park. Also close by are The Vyne Community School (under half a mile north), The Rising Sun pub (under half a mile south-west) and Ruins Of Chapel Of The Holy Trinity (within half a mile south). There’s a railway station in Oakridge itself: Basingstoke station. A little further out are Basing House (1.6 miles east) and Basingstoke and North Hampshire Hospital (1.1 miles north-west). Not far away are Farleigh Hill and Daneshill Park Woods.
Where we work in RG21
Our bathroom resealing work across RG21 covers homes, rentals and businesses, in Basingstoke, Popley and Oakridge and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in RG21 is planned around the forecast.
Oakridge: Rented homes near Basingstoke station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Ruins Of Chapel Of The Holy Trinity, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
When something else is needed
It helps to know what we can’t do:
- Failed grout lines across the wall
- Movement from a bath with loose feet or no proper support
- Water coming from the plumbing rather than the joint

What affects the quote in RG21
We quote each job individually. These are the things that affect it:
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- When we can work, for business premises
- The number and length of the joints
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What we need to know
Photos help, but a description is a good start. Please mention:
- If someone has resealed it before
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you’re ready, ring 0345 464 0079 or email us.
How to look after the new joints
So the new joints stay in good condition:
- Give the silicone its full cure time
- Keep bottles off the sealant line
- Run the extractor fan during and after every shower
- Clean with a mild bathroom cleaner and a soft cloth
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Questions from RG21
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Do you work for landlords and businesses?
Yes. We work for householders, landlords, letting agents, businesses and hotels in RG21.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or drop us an email.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
