Quotes for window mastic in Oakridge
There’s no set price list, because no two jobs are the same. The quote depends on:
- The old material and how stubborn it is
- Whether the work is at height
- When we can work, for business premises
- How many areas need sealing
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
How we handle window mastic in Oakridge
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. Typical jobs include rain getting in at the frame or under the sill and cracked or shrunken mastic around the frame, across uPVC windows, window sills and patio & French doors.
Homes around Oakridge range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.
Each job carries a 12-month guarantee, whatever its size.

How the visit works
There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a morning for a couple of windows and a door. Parking around Oakridge is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed
- Mention any tricky access

What happens if it’s left?
If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In an older home around Oakridge, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Ventilate rooms so frames don’t stay wet inside
- Do not aim a pressure washer at the joints
- Look round the frames every year or so
- Clear any debris from frame drain holes
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
Leaks normally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
What we’re called out for in Oakridge
Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.
These are the problems we are asked about most:
- Untidy mastic left by window fitters
- Mastic that’s falling out in pieces
- Leaking joints at the ends of sills
- Water coming in at the bottom corners of a door
Homes close to Ruins Of Chapel Of The Holy Trinity include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
What to look for in a quote
- Whether VAT is included
- Is the old sealant removed completely?
- How the joint is cleaned and prepared
- What insurance they hold
Your questions about window mastic in Oakridge
Do you work for landlords with property near Basingstoke station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.
Will you come out to Oakridge?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How long will my window job take?
The work takes anything from an hour or two to a full day, depending on how many frames there are. Access and the amount of old mastic make the biggest difference.
Do you seal inside as well as outside?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
What window mastic looks like in Oakridge
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as The Vyne (about 2.6 miles north) nearby, there’s older building stock in the area around Oakridge as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
If you let a flat or house near Basingstoke station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Managing a site like The Vyne Community School? Then larger buildings have plenty of frames, and the mastic around each one ages.
