How we handle window mastic in Viables
Around Viables we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. Common call-outs are for gaps where the sill meets the wall and rain getting in at the frame or under the sill, on aluminium frames, composite doors and window sills.
Homes around Viables range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

When to call us in Viables
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. Backing rod sets the right depth.
Look out for any of the following:
- Cracked internal joints between frame and plaster
- Mastic that’s falling out in pieces
- Mastic that has split away from the wall
- Water coming in at the bottom corners of a door
If you let a flat or house near Basingstoke station, renewing tired window mastic between tenants heads off draught and damp complaints.
Before booking anyone
- What happens if they find a problem under the old sealant
- How the joint is cleaned and prepared
- Which sealant they’ll use, and why
- Who turns up on the day

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What window mastic looks like in Viables
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like The Vyne (about 3.9 miles north) are a reminder that the area around Viables has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you look after a building such as St John's Church of England Voluntary Aided Primary School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Church of All Saints, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

FAQs for Viables
Will you come out to Viables?
Yes. Viables is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Basingstoke station. Can you help?
Yes. We work for landlords and agents as well as homeowners. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Can you reach windows above the ground floor?
Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.
Will resealing my frames help with draughts?
Yes, if the air is getting in around the frame. If it’s coming through the window seals, we will tell you.
Do you have sealant for grey or black windows?
Yes. White, brown, anthracite grey, black and clear sealants are all available.
When is the sealant fully cured?
Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
The process
At the end, we look at the finished work together. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. For a job in Viables, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we’re working on
Getting a quote
It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, phone 0345 464 0079 or send us an email.
Related advice
What the job involves on each surface
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
How to look after the new joints
So the new joints stay in good condition:
- Repaint timber before it’s bare
- Paint up to the joint, not over it
- Avoid harsh chemicals near the mastic
- Clean frames with a soft cloth and soapy water
Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
What happens if it’s left?
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In an older home around Viables, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
Doing several joints on one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
