When to call us in Brighton Hill

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

If you can see any of these, it’s time to have the joints looked at:

  • Black spots spreading through the bead
  • Cracked, shrunken or lifting silicone
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes

Managing a site like Brighton Hill Community School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

  • What happens if they find a problem under the old sealant
  • Is the old sealant removed completely?
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

Bathroom resealing in Brighton Hill

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Brighton Hill. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We’re often asked to deal with leaks into the floor or ceiling below and splits where the tray meets the wall, across shower trays & enclosures, sinks & splashbacks and basins & vanity units.

Around Brighton Hill, you will mostly find houses and bungalows, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Brighton Hill, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Common questions in Brighton Hill

I let a flat near Basingstoke station. Can you help?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Is Brighton Hill in your area for bathroom resealing?

Yes, Brighton Hill is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

How much does bathroom resealing cost in Brighton Hill?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Where are you based?

We work from Crawley. Our applicators cover Brighton Hill, along with the rest of our area.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is. In a smaller place like Brighton Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

How to look after the new joints

To keep the joints looking good and working properly:

  • Check the joints every few months for splits or lifting
  • Avoid abrasive pads on the sealant
  • Dry the bead with a towel now and then
  • Give the silicone its full cure time

Keep water off the new bead until it has cured, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

How the job changes by surface

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Bathroom resealing in Brighton Hill: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Basingstoke station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around The Church Of Christ The King, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
