About our bathroom resealing in Deane
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for leaks into the floor or ceiling below and a messy, uneven bead from a previous reseal, across sinks & splashbacks, baths and shower trays & enclosures.
For a small place like Deane, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
Each job carries a 12-month guarantee, whatever its size.

What happens on the day
At the end, we look at the finished work together and explain the cure time. The visit itself usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. In a small place like Deane, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Keep scourers and sharp tools away from the bead
- Wipe up water along the back of the worktop
- Move toiletries away from the joint
- Dry the bead with a towel now and then
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
When it isn’t the sealant
We will always be straight with you, so here’s what new sealant won’t do:
- Cracked or missing grout between tiles (that’s regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Common problems we fix in Deane
The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we are asked about most:
- Gaps between the worktop and the wall
- Cracked, shrunken or lifting silicone
- Lumpy, uneven sealant from a DIY attempt
- Splits where the tray meets the wall
If you live in an older home near Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.
What your quote should include
- How the colour is chosen
- Which sealant they’ll use, and why
- Whether they’re fully insured
- What the cure time is
For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Bathrooms and kitchens in Deane
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Overton station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

FAQs for Deane
Is Deane within the area you cover?
Yes. Deane is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Overton station?
Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or drop us an email with the details for a clear quote.
Do you do kitchens as well as bathrooms?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Do you have insurance?
Yes. We are fully insured for every job we do.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
What the job involves on each surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
