External mastic for Upper Street homes and businesses

What we cannot put right

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Render that’s blown, hollow or coming away
  • Movement that is more than a sealant joint can take
  • Cracking across the wall rather than at a joint

If you’re not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.

About our external mastic in Upper Street

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. If you are dealing with moss and dirt in joints with no sealant left and hard, crazed mastic that has stopped moving, we can put it right, on copings & trims, joints between brick and frames and render & cladding joints alike.

In a village or hamlet like Upper Street, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Avoid pressure-washing directly into sealant joints
  • Check the sealant is paintable before painting near it
  • Do not let climbing plants root in the sealant
  • Tell anyone working on the walls about the movement joints

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

What external mastic looks like in Upper Street

Historic houses like Breamore House (about 0.5 miles north-east) are a reminder that the area around Upper Street has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Breamore Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you live in an older home near Church of St Mary, an extension built onto an older house moves differently, and the joint between them takes the strain.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

FAQs for Upper Street

Is there a guarantee on external mastic in Upper Street?

All our work, in Upper Street and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Will you come out to Upper Street?

Yes. Upper Street is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can you match the colour of my brickwork?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best.

What is a movement joint?

Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces, primed where needed.

How long will you be here?

It depends on the size of the job, but most jobs take anything from a few hours to several days, depending on the building. We will give you a better idea when we quote.

How we quote for external mastic

The quote reflects the job in front of us. We look at:

  • The amount of work
  • When we can work, for business premises
  • The number of rooms or windows
  • Which sealant suits the joint

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • The rough size of the job
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, call 0345 464 0079 or send us an email.

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Where a wall is exposed, as many are in small places like Upper Street, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we do, step by step

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. Somewhere as small as Upper Street, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Clear items away from the joints we’re working on
  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so the movement is taken up.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so the sealant in it must stay soft and stretchy.
