External mastic for homes and businesses in Bordon
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it. We are often asked to deal with movement joints with cracked, split or missing sealant and gaps where render, brick and frames meet, across render & cladding joints, brickwork movement joints and joints between brick and frames.
In and around Bordon, older properties sit alongside newer ones, each with its own outside joints. Older gutters and trims need their joints resealed; newer brick and render need their movement joints kept sound.
You’re covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or drop us an email.

For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
If you manage several properties in or around Bordon, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.
What we cannot put right
We will not take on work that will not last, so here’s what sealant cannot put right:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cutting new joints into brickwork, which is building work rather than sealant work
- Render that’s blown, hollow or coming away
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.

How it works
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. A visit to Bordon is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Mention any tricky access
- Try not to wet indoor joints just before the visit
Getting a quote
Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand.
Related advice
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Get split or bare joints resealed while the damage is small
- Keep high-pressure jets off the joints
- Deal with leaking gutters that soak the joints below
- Ask before painting over external sealant
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
Act while the splits are small. Then it’s a straightforward cut-out and reseal.
Common questions in Bordon
Will you come out to Bordon?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Liphook station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Do you have insurance?
Yes. We are fully insured for domestic and commercial work.
Can you seal joints between render and window frames?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
How long does external mastic take?
Most jobs take a few hours for a handful of joints, longer for a whole elevation, including preparation and clearing up. Your quote will say how long we expect yours to take.
DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What the job involves on each surface
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.
Common problems we fix in Bordon
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and rips as the joint opens.
It’s worth asking for a quote if you see:
- Damp patches traced to an open external joint
- Joints pointed up with cement by mistake
- Moss and dirt in joints with no sealant left
- Old sealant gone brittle and cracked
If you live in an older home near St Mark's Sacred Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
Questions to ask before you book
- Whether they’re fully insured
- What happens if the job turns out different
- Which colour the sealant will be
- Is VAT in the price?
What external mastic looks like in Bordon
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Letting a property close to Liphook station? Then outside joints that have cracked can let damp into a rental, so check them between lets. For site and facilities teams at buildings such as Bordon Infant School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
