Pinewood Village External Mastic
External mastic across Pinewood Village and nearby, with every bit of old sealant taken out first and a 12-month guarantee.

- Joints with sealant missing in places
- Cracked joints where brick meets render or frames
External mastic for homes and businesses in Pinewood Village
For buildings in Pinewood Village, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We work on joints between brick and frames, render & cladding joints and brickwork movement joints, and people most often call us about failed seals between different materials and movement joints filled with mortar instead of sealant.
Around Pinewood Village, garages, outbuildings and extensions all add to the joints on the outside of a home. Gutter ends, garage door frames and the joints where an extension meets the house are typical spots for leaks.
There’s a 12-month guarantee on every job.

Pinewood Village: your questions answered
Do you cover smaller places like Pinewood Village?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Pinewood Village for external mastic?
Yes, Pinewood Village is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing, and we’ll send you a clear quote.
What is backing rod for?
Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Do you work for landlords and businesses?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
How long does the job take?
A typical job takes a few hours for a handful of joints, longer for a whole elevation, including the preparation. We will confirm how long when we quote.
External mastic in Pinewood Village: local notes
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For landlords with property near Bentley (Hampshire) station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you look after a building such as Bordon Junior School, larger buildings have long runs of movement joint that eventually need resealing. In the older streets around St Mark's Sacred Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
How we quote for external mastic
You will get a clear quote before work begins. It takes into account:
- The number of rooms or windows
- How much there is to do
- The old material and how stubborn it is
- Which sealant suits the joint
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The problem you’ve noticed
- Where the job is, and your postcode
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
Every job is quoted individually, so the first step is telling us about yours. Just phone 0345 464 0079 or send us an email with the details.
Surface by surface
Render joints
Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.
Cladding and façade panels
If the façade has a specified sealant, that is what we use or an approved alternative. Send us any details you have about the façade.
How it works
You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a few hours to a few days, depending on the length of joint and the access for a typical job. Parking around Pinewood Village is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Move anything stored near the joints
- For indoor joints, keep the area dry beforehand if you can
Ask for a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Advice
When something else is needed
A few problems are outside what sealant work can do:
- Damp that isn’t coming from the joint
- Walls that need new movement joints cut into them
- Failed render or damaged cladding panels
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.
Joints and surfaces we work on
- Copings & trims
- Façade panels
- Joints between brick and frames
- Concrete & block
- Brickwork movement joints
- Render & cladding joints
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Walk round the building once a year and look at the joints
- Check the sealant is paintable before painting near it
- Keep movement joints as flexible joints, not mortar
- Clear growth from the base of walls and joints
Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted and spoil the finish.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

What happens if it’s left?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. Homes in smaller places like Pinewood Village can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
