External mastic for Houghton homes and businesses

Why deal with it now?

Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Houghton, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

How we handle external mastic in Houghton

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. If you have gaps where render, brick and frames meet and leaking joints around cladding and façade panels, we can help, whatever the surface.

Older homes in small places like Houghton may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.

You get a 12-month guarantee, the same in Houghton as everywhere else we work.

Signs you need external mastic in Houghton

Some movement joints have been pointed up with mortar by mistake. The joint can’t move, so the wall cracks somewhere else instead.

Common reasons people contact us are:

  • Panel joints letting water in
  • Old sealant gone brittle and cracked
  • Water getting into walls through failed joints
  • Movement joints filled with mortar instead of sealant

In the older streets around Church of All Saints, older walls, gutters and the joints where extensions meet them need a flexible sealant.

What to look for in a quote

  • Whether all the old sealant comes out first
  • What product goes in the joint
  • The length of the guarantee
  • What insurance they hold

What we can’t put right

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Subsidence or other structural problems
  • Failed render or damaged cladding panels
  • Cracks in the bricks or render themselves, away from the joints

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before you book.

Joints and surfaces we work on

  • Concrete & block
  • Joints between brick and frames

  • Brickwork movement joints

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Houghton, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

Advice

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Landlord and commercial work in Houghton

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Questions from Houghton

Do you work for landlords with property near Mottisfont & Dunbridge station?

Yes. We work for landlords and letting agents as well as homeowners. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do you cover smaller places like Houghton?

Yes, Houghton is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

What is backing rod for?

We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you match the colour of my brickwork?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin from the range available.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What is a movement joint?

Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Have failed joints looked at early
  • Wash walls gently around the sealant
  • Point out the joints to other trades
  • Look over the joints every year, ideally after winter

Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted and spoil the finish.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

External mastic in Houghton: local notes

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Mottisfont Abbey (about 3.2 miles south) nearby, there’s older building stock in the area around Houghton as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Schools such as Test Valley School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Mottisfont & Dunbridge station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.
