Bathroom resealing in BH25: how it works
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across BH25. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Common call-outs are for two layers of silicone, both failing and gaps where the bath or tray has moved, across wet rooms, kitchen worktops & upstands and baths.
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes around two hours for one bath or shower, longer for a whole bathroom from start to finish.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
What you will pay
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.
Why choose Mr Mastic

Bathrooms and kitchens across BH25
From New Milton, Barton on Sea and Ashley to its smaller places, homes across BH25 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in BH25 is planned around the forecast. Parts of BH25 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.
New Milton: If you look after a building such as The Arnewood School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near New Milton station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Landlords, agents and businesses in BH25
Housing providers, facilities teams and property managers book us too in BH25 and across Hampshire. We can quote a run of properties together.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Different surfaces, different methods
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Baths
Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
Honest limits
A few problems are outside what sealant work can do:
- Cracked or missing grout between tiles (that’s regrouting)
- Loose or hollow tiles, or failed tanking behind them
- Cracks in the tray itself rather than the joint
Signs you need bathroom resealing
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.
The most common problems we see are:
- Gaps where the bath or tray has moved
- Two layers of silicone, both failing
- Damp behind the bath or under the tray
- Shrunken sealant along the back of a worktop
