Bathroom & kitchen resealing in Bashley, Hampshire
Bathroom resealing in Bashley from a team with over 20 years’ experience. 180+ five-star Google reviews and a 4.9 rating.
- Two layers of silicone, both failing
- Lumpy, uneven sealant from a DIY attempt
- Leaks into the floor or ceiling below
What we’re called out for in Bashley
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Signs it’s time to call us include:
- New sealant laid over old sealant that is now lifting
- Shrunken sealant along the back of a worktop
- Sealant that has split, shrunk or peeled away
- Water escaping at the shower enclosure
Letting a property close to New Milton station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How we handle bathroom resealing in Bashley
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have gaps between the worktop and the wall and damp behind the bath or under the tray, we can put it right.
Homes around Bashley are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
All of our work is guaranteed for twelve months, in Bashley and everywhere else we cover.

Bathroom resealing in Bashley: local notes
Bashley is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Ballard School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as St John, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

When it isn’t the sealant
Sealant is not the answer to every problem, and we will tell you before work begins. Sealant won’t put right:
- Failed grout lines across the wall
- A tray or bath that is cracked through
- A bath or tray that moves because it is not properly supported
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.
What we seal
- Baths
- Sinks & splashbacks
- Shower trays & enclosures
- Wet rooms
- Kitchen worktops & upstands
- Basins & vanity units
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Stick to a soft cloth and a mild cleaner
- Keep an eye on the corners, where splits start
- Don’t let bottles sit on the bead
- Give the silicone its full cure time
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
How it works
You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower for a typical job. Somewhere like Bashley needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Let us know about earlier repairs to the joints
- Move anything stored near the joints
- Tell us if parking is tricky

What else we do in Bashley
Landlord and commercial work in Bashley
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Leave it or put it right?
Dealing with sealant early is a short job: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Where a wall is exposed, as many are in small places like Bashley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Surface by surface
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
