External mastic in Picket Twenty

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. If you have plants rooting in failed movement joints and rigid filler in a joint that should flex, we can put it right.

Somewhere as small as Picket Twenty, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Render that is blown, hollow or coming away
  • Adding movement joints to masonry that has none
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before booking.

What we seal

  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How the job changes by surface

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so the movement is taken up.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

What happens if it’s left?

Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Picket Twenty, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Keep water from gutters off the wall
  • Wash walls gently around the sealant
  • Check the sealant is paintable before painting near it
  • Point out the joints to other trades

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

Work for landlords, hotels and businesses

If you manage several properties in or around Picket Twenty, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Picket Twenty buildings and the weather

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Homes close to United Reformed Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. For site and facilities teams at buildings such as Pilgrims' Cross CofE Aided Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Andover station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How it works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Somewhere like Picket Twenty needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

Questions from Picket Twenty

I let a flat near Andover station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Do you cover Picket Twenty for external mastic?

Yes. Our work covers London and the South East, and Picket Twenty is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

Do you guarantee your work?

Yes. There’s a 12-month guarantee on every job, wherever you are.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. We will reseal it with a flexible sealant.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is normally a movement joint. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

When will the joints need doing again?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

Why do you put foam in the joint first?

That’s backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
