Mastic and sealant across SP10

About bathroom resealing in SP10

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across SP10. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on basins & vanity units, wet rooms and kitchen worktops & upstands, and the jobs we see most are smears of silicone across the tiles and a reseal done over the top of the old bead.

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Bathroom resealing across SP10: local notes

Our bathroom resealing work across SP10 covers homes, rentals and businesses, from Andover, Picket Twenty and Finkley Down to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in SP10, surfaces are cleaned back properly before new sealant goes in.

Andover: If you look after a building such as St John the Baptist Catholic Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Andover station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What we are called out for in SP10

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Most people get in touch when they notice something like this:

  • Leaks into the floor or ceiling below
  • Black spots spreading through the bead
  • Sealant that has split, shrunk or peeled away
  • Two layers of silicone, both failing

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Stick to a soft cloth and a mild cleaner
  • Give the silicone its full cure time
  • Never pick at the silicone with a blade
  • Open a window or run the fan so the room dries

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.

What your quote should include

  • How hidden problems are handled
  • How long to leave it before use
  • Who turns up on the day
  • Whether VAT is included

Different surfaces, different methods

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Common questions in SP10

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Can I add another job to the visit?

Yes. Just list everything you need.
