About our external mastic in West End

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. We work on façade panels, joints between brick and frames and concrete & block, and the jobs we see most are joints with sealant missing in places and panel joints letting water in.

Outbuildings, garages and conservatories around homes in places like West End add more joints to look after. Leaks normally start at a gutter end, a garage door frame or where an extension meets the house.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

How we quote for external mastic

For a quick quote, just ask. What matters most is:

  • When we can work, for business premises
  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • The size of the job

Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, ring 0345 464 0079 or email us for an honest opinion and a quote.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • A few pictures by email, if you can
  • How many joints, rooms or windows are involved

For external mastic in West End, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Look over the joints every year, ideally after winter
  • Have failed joints looked at early
  • Keep movement joints as flexible joints, not mortar
  • Wash walls gently around the sealant

Do not paint over the new sealant unless we have said the product is paintable. Many exterior sealants aren’t designed to be painted.

Small splits are the time to act. At that stage it’s a simple cut out and reseal.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Parking around West End is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky

West End questions

Do you cover smaller places like West End?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do external mastic in West End?

Yes, West End is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear price.

How long will you be here?

A typical job takes a few hours to a few days, depending on the length of joint and the access. We’ll confirm how long when we quote.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

How do you reach high-level joints?

Each building is different. Send us pictures and a rough idea of the height, and we’ll confirm what access is needed.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

What colours does the sealant come in?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so the joint does not draw the eye.

Do you use backing rod?

We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Walls that need new movement joints cut into them
  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that’s more than a sealant joint can take

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Concrete & block

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Do you need external mastic in West End?

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.

Common reasons people contact us include:

  • Moss and dirt in joints with no sealant left
  • Joints pointed up with cement by mistake
  • Joints with sealant missing in places
  • Failed seals between different materials

If you look after a building such as Saint James' Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

10 questions to ask before you book

What external mastic looks like in West End

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as South Stoneham House (about 1.7 miles west) nearby, there’s older building stock in the area around West End as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Letting a property close to Southampton Airport Parkway station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you live in an older home near Church of St James, older walls, gutters and the joints where extensions meet them need a flexible sealant.

West End is about 2 miles east of Southampton, in Hampshire. West End gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. West End is one of 683 towns and villages in Hampshire where we work for external mastic.
