West End: your questions answered

Do you cover smaller places like West End?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Southampton Airport Parkway station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.

How long does the job take?

As a guide, most jobs take anything from an hour or two to most of a day, depending on the size of the job. Bigger jobs take longer, and we’ll tell you how long to expect.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can you fix a leaking conservatory?

That depends where the water is getting in. Failed glazing and frame joints can be resealed, but roof panels and structural problems need a conservatory specialist or roofer.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Glazing silicone in West End

Glazing silicone is a maintenance item. Weather and movement take their toll, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. We work on glass-to-frame joints, conservatory frames and shower screens, and the jobs we see most are sealant that was laid over old silicone and failed and silicone pulling away from the glass.

In smaller places like West End, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

Aftercare tips

Looking after new joints is easy:

  • Keep conservatory gutters clear of leaves
  • Check the silicone on glass every year or so
  • Use gentle products around the joints
  • Keep air moving in the conservatory

Do not use blades or scrapers near the bead when you clean. Stick to a soft cloth.

A leaking shower screen may not show at first. It can damage the floor or the ceiling below long before you see it.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A roof that has moved or dropped
  • A sealed unit that has misted inside
  • Failed flashing around a conservatory

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

Joints and surfaces we work on

  • Glass-to-frame joints
  • Conservatory frames
  • Glass-to-glass joints
  • Rooflights
  • Glass balustrade bases
  • Shower screens

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most jobs, and the area is left clean. A visit to West End is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints

Advice

Leave it or put it right?

If the problem is a misted unit or a broken panel, sealant won’t help. We say so plainly, so you can call the right trade. In a smaller place like West End, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Windows and doors in West End

With historic houses such as South Stoneham House (about 1.7 miles west) nearby, there’s older building stock in the area around West End as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Southampton Airport Parkway station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. For site and facilities teams at buildings such as Saint James' Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Church of St James, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Quotes for glazing silicone in West End

Some jobs are bigger than they look, and some smaller. The main factors:

  • How easy the joints are to reach
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • Any mould that needs treating

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • The rough size of the job
  • The type of property

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
