Need external mastic in Ashford?

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

External mastic in Ashford

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where mortar or filler would crack. We are often asked to deal with damp patches traced to an open external joint and movement joints filled with mortar instead of sealant, across render & cladding joints, façade panels and concrete & block.

Somewhere as small as Ashford, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

Every job is covered by our 12-month guarantee, wherever you are in Hampshire.

Ashford buildings and the weather

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Breamore House (about 3 miles north) are a reminder that the area around Ashford has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Breamore House, about 3 miles north, is one of the historic houses in the wider area around Ashford.

What we do, step by step

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. For a village or hamlet like Ashford, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children

Advice

How we quote for external mastic

For a quick quote, just ask. What matters most is:

  • The amount of work
  • Working hours on commercial sites
  • Mould in or behind the old joints
  • How easy the joints are to reach

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

What we need to know

To make quoting easier, let us know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • The address or postcode of the job
  • If someone has resealed it before

Need a quote? Please phone 0345 464 0079 or send us an email with a few details. We will explain what we’d do and give you a clear quote before we start.

When to call us in Ashford

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Common reasons people contact us are:

  • Failed seals between different materials
  • Failed sealant between panels on a façade
  • Brick movement joints where the sealant has split
  • Rain getting behind render or cladding at a joint

If you look after a building such as Fordingbridge Junior School, its movement joints, gutters and trims need looking after like any other building’s.

  • What preparation is included
  • Whether all the old sealant comes out first

How to choose a mastic man

Ashford: your questions answered

Can you do external mastic in Ashford?

Yes. We work across London and the South East, and Ashford is part of that. Just phone 0345 464 0079 or email us with a few details of the job, and we’ll send you a clear quote.

Is Ashford within the area you cover?

Yes, Ashford is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How often do external joints need resealing?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Our work comes with a 12-month guarantee.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What is a movement joint?

Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

What the job involves on each surface

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out.

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Damp that is not coming from the joint
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

What we seal

  • Façade panels
  • Copings & trims
  • Concrete & block
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints

What happens if it’s left?

Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so we always take the old sealant out. Where a wall is exposed, as many are in small places like Ashford, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
