Bathroom resealing in GU33: how it works
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include two layers of silicone, both failing and leaking joints on a shower screen, on wet rooms, baths and shower trays & enclosures.
Before we leave, we go over the finished joints with you. The visit itself usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Local landmarks in Liss
In Liss, that means homes and buildings near Whistle Stop pub, Church of St Mary and Liss Infant School and the streets around them. Liss has its own railway station: Liss station. Nearby you’ll also find Petersfield Community Hospital (3.6 miles south-west) and Bear Museum (3.5 miles south-west). The countryside around Liss includes Liss Riverside Railway Walk South and Wheatham Hill.
Where we work in GU33
Across GU33, from Liss, West Liss and Hill Brow outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.
Liss: In the older streets around Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Liss Infant School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Common problems we fix in GU33
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
The problems people generally mention when they call include:
- Leaks into the floor or ceiling below
- Water getting behind the kitchen upstand
- A messy, uneven bead from a previous reseal
- A reseal done over the top of the old bead
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Landlord and commercial work in GU33
Landlords and letting agents in GU33 can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What affects the cost of bathroom resealing
Every job gets its own quote. These are the things that affect it:
- The number of rooms or windows
- Any working-time requirements on site
- The old material and how stubborn it is
- Whether the work is at height
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- What’s wrong with the joints now
- Roughly how big the job is
- Whether it has been sealed before
- Any access issues, like height or stairs
Need a quote? Please call 0345 464 0079 or email us with a few details. You will know what we plan to do, and what it will cost, before any work begins.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Keep an eye on the corners, where splits start
- Dry the bead with a towel now and then
- Open a window or run the fan so the room dries
- Dry worktop joints after washing up
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
GU33 questions
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Do you work for landlords and businesses?
Yes, regularly. Several properties can be quoted together.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
How long before the new sealant can get wet?
Generally after around 24 hours. We’ll tell you the cure time for the product we used.
