External mastic near Bridgemary

About our external mastic in Bridgemary

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing. Common call-outs are for failed sealant between panels on a façade and brick movement joints where the sealant has split, across joints between brick and frames, copings & trims and render & cladding joints.

Outbuildings, garages and conservatories around homes in places like Bridgemary add more joints to look after. Gutter ends, garage door frames and the joints where an extension meets the house are typical spots for leaks.

Each job carries a 12-month guarantee, whatever its size.

Your questions about external mastic in Bridgemary

Do you work for landlords with property near Fareham station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Does the coastal weather in Bridgemary affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Is the work guaranteed?

Yes, always. Each job is guaranteed for twelve months, large or small.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Bridgemary and the rest of Hampshire.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Render that’s blown, hollow or coming away
  • Cracks in the bricks or render themselves, away from the joints
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.

What we seal

  • Façade panels
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Concrete & block
  • Render & cladding joints

How the job changes by surface

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that is happened, we rake it out and reseal it properly where it can be done safely.

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to several days, depending on the building, including the tidy-up. A visit to Bridgemary is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Mention if the joints have been sealed before
  • Clear the area around the work
  • Mention any tricky access

What we’re called out for in Bridgemary

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

The most common problems we see are:

  • Joints pointed up with cement by mistake
  • Joints where the bead has come unstuck
  • Damp patches traced to an open external joint
  • Gaps where render, brick and frames meet

In the older streets around St Matthew's, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

10 questions to ask before you book

What affects the quote in Bridgemary

There’s no set price list, because jobs vary so much. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • Access and height
  • The type of sealant required

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email and we’ll talk you through it.

Asking for a quote

To help us quote quickly, let us know:

  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • How we’d reach the joints

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

Walls and rooflines in Bridgemary

Bridgemary is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Managing a site like Rowner Junior? Then larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Fareham station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Check external joints each spring
  • Avoid pressure-washing directly into sealant joints
  • Keep movement joints as flexible joints, not mortar
  • Fix overflowing gutters above sealed joints

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
