Outside joints around Shirrell Heath

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as Church of St John, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Schools such as St John the Baptist Church of England Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. For landlords with property near Botley station, split movement joints are easy to miss on a rental until damp shows inside.

About our external mastic in Shirrell Heath

For buildings in Shirrell Heath, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. We’re often asked to deal with cracked joints where brick meets render or frames and sealant that has lost its bond to the brick or render, across copings & trims, brickwork movement joints and concrete & block.

Around Shirrell Heath, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water normally gets in.

Whatever the size of the job, you get the same 12-month guarantee.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What happens if it’s left?

Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Around Shirrell Heath, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit is generally more efficient than separate visits. We will give you a clear quote for the lot.

Surface by surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so the sealant in it must stay soft and stretchy.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it.

Shirrell Heath: your questions answered

Is Shirrell Heath in your area for external mastic?

Yes, Shirrell Heath is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear quote.

Do you cover smaller places like Shirrell Heath?

Yes, Shirrell Heath is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How do you reach high-level joints?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher ones, send details and we’ll confirm the access.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Hampshire.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.

How much does external mastic cost in Shirrell Heath?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

The process

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Somewhere like Shirrell Heath needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • On commercial sites, let us know about site rules

How to get a quote

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, call 0345 464 0079 or drop us an email.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Structural movement, which needs a surveyor or engineer
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracking across the wall rather than at a joint

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

What we seal

  • Copings & trims
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Show decorators and builders where the movement joints are
  • Leave the joints unpainted unless we have said otherwise
  • Never let anyone fill a movement joint with mortar
  • Look over the joints every year, ideally after winter

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Once a joint can’t move, the wall finds another way, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

What affects the quote in Shirrell Heath

For a quick quote, just ask. The main things that affect it are:

  • Whether there’s mould to deal with
  • The product the joint needs
  • How easy the joints are to reach
  • The old material and how stubborn it is

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel

Every job is quoted individually, so the first step is telling us about yours. Just phone 0345 464 0079 or send us an email with the details and send photos if you have them.
