External mastic in Weyhill

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. We are often asked to deal with damp patches traced to an open external joint and panel joints letting water in, on render & cladding joints, concrete & block and joints between brick and frames.

External sealant needs dry, clean surfaces, so work around Weyhill is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

All of our work is guaranteed for twelve months.

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Weyhill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

Advice

What affects the cost of external mastic

Your quote is based on your job. We look at:

  • When we can work, for business premises
  • The size of the job
  • Access and height
  • How many rooms, windows or areas are involved

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved

There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or send us an email.

Honest limits

Sealant isn’t the answer to every problem, and we will tell you before work begins. It won’t solve:

  • Adding movement joints to masonry that has none
  • Cracked brickwork or render that needs a builder or plasterer
  • Subsidence or other structural problems

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

Weyhill: your questions answered

Can you help a landlord with a rental near Andover station?

Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do you cover smaller places like Weyhill?

Yes. Weyhill is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

What is backing rod for?

That’s backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

What’s an expansion joint in brickwork?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

Do you work at height?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher ones, send details and we’ll confirm the access.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

What colours does the sealant come in?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin from the range available.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In a small place like Weyhill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Signs you need external mastic in Weyhill

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.

Any of these means the joints need attention:

  • Cracked joints where brick meets render or frames
  • Joints pointed up with cement by mistake
  • Moss and dirt in joints with no sealant left
  • Old sealant gone brittle and cracked

Rented homes near Andover station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

How the job changes by surface

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and protects the render itself.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
