Your questions about external mastic in Soake
Can you help a landlord with a rental near Bedhampton station?
Yes. We work for landlords and agents as well as homeowners. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.
Will you come out to Soake?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you reach joints on upper floors?
It depends on the height and the site. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.
How often do external joints need resealing?
There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Every job carries our one-year guarantee.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Can a movement joint be filled with mortar?
No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.
External mastic for homes and businesses in Soake
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it. We work on copings & trims, brickwork movement joints and concrete & block, and common reasons people get in touch are panel joints letting water in and joints with sealant missing in places.
External sealant needs dry, clean surfaces, so work around Soake is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Common problems we fix in Soake
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
If you can see any of these, it’s time to have the joints looked at:
- Movement joints filled with mortar instead of sealant
- Water getting into walls through failed joints
- Failed sealant between panels on a façade
- Weathered mastic that no longer stretches
For landlords with property near Bedhampton station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How the job changes by surface
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Point out the joints to other trades
- Check external joints each spring
- Keep soil, plants and ivy away from the joints
- Keep high-pressure jets off the joints
Do not paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
External mastic in Soake: local notes
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For site and facilities teams at buildings such as Denmead Junior School, its movement joints, gutters and trims need looking after like any other building’s.

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracked brickwork or render that needs a builder or plasterer
- Loose or hollow render, which needs re-rendering
If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

Quotes for external mastic in Soake
For a quick quote, just ask. What matters most is:
- Access and height
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What to tell us for a quote
You do not need to know the technical terms. It helps if you can tell us:
- The problem you’ve noticed
- If someone has resealed it before
- How we’d reach the joints
- Photos by email, if that is easy
To get a quote, ring 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
What we do, step by step
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Soake needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
How to prepare
- Mention if the joints have been sealed before
- Keep children and pets away from the work area
- Tell us if parking is tricky
