Setley External Mastic
We cover Setley for sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and a 12-month guarantee.

- Weathered mastic that no longer stretches
- Gaps where render, brick and frames meet
External mastic for homes and businesses in Setley
A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on render & cladding joints, brickwork movement joints and façade panels, and people most often call us about failed seals between different materials and rain getting behind render or cladding at a joint.
Around Setley, older buildings can be stone, brick or timber-framed, many with extensions added later. The joints where those materials meet are the weak points.
The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

What external mastic looks like in Setley
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as Brockenhurst Church of England Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. For an older house near a landmark such as Church of St Nicholas, the joints between older walls, newer extensions and the roofline need a sealant that can move.
Setley is about 4 miles north of Lymington, in Hampshire. Anywhere in SO42, we cover external mastic for homes and businesses. Our Hampshire coverage runs to 683 places, and Setley is one of them. We also work in Southampton, around 11 miles away.
We work across SO42 for external mastic. We cover properties on Tilebarn Lane and Lymington Road and the roads around them. If you’re just outside Setley, we cover Brockenhurst (1 mile north), South Weirs (1 mile west), Balmerlawn (1 mile north), Lyndhurst (5 miles north) and Emery Down (5 miles north). We also work in nearby towns such as Eastleigh (15 miles north-east), Totton (8 miles north), Chandler's Ford (15 miles north-east), Hedge End (14 miles north-east), Lymington (4 miles south) and Romsey (13 miles north).

Common problems we fix in Setley
A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.
Common reasons people contact us are:
- Leaking joints around cladding and façade panels
- Joints with sealant missing in places
- Gaps where render, brick and frames meet
- Weathered mastic that no longer stretches
Letting a property close to Brockenhurst station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
Questions to ask before you book
- Is VAT in the price?
- Whether they’re fully insured
- Which colour the sealant will be
- Whether the sealant suits the joint
Why act early in Setley
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In a small place like Setley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Surface by surface
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
Render joints
Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.
How it works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Setley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
- Tell us about access, such as stairs, a lift or high-level joints

How we quote for external mastic
You’ll get a clear quote before work begins. It’s based on:
- Which sealant suits the joint
- When we can work, for business premises
- How many areas need sealing
- Access and height
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Where the property is
- The rough size of the job
- Whether it has been sealed before
- A few pictures by email, if you can
Need a quote? Please phone 0345 464 0079 or send us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Setley: your questions answered
Is Setley within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Brockenhurst station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.
What do you need from me for a quote?
A short description and the location, with photos by email if possible. We will ask anything else we need to know.
Can you quote for more than one area?
Yes. Just list everything you need.
How long before the joint can be used?
Cure times vary by product. We tell you how long to leave it before we go.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Is it OK to fill a movement joint with cement?
No. Rigid materials cannot move with the wall, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.
Do you use backing rod?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.
