Landlord and commercial work in Ashley
We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
External mastic in Ashley
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render. If you are dealing with sealant pulling away from one side of the joint and joints pointed up with cement by mistake, we can put it right.
Outside joints can only be sealed when they’re dry, so work in Ashley is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.
Your job is guaranteed for a year, as with all our work.

Ashley buildings and the weather
With historic houses such as Mottisfont Abbey (about 4.3 miles south-west) nearby, there’s older building stock in the area around Ashley as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Homes close to St Mary's Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracked brickwork or render that needs a builder or plasterer
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.
What we seal
- Brickwork movement joints
- Concrete & block
- Joints between brick and frames
- Façade panels
- Render & cladding joints
- Copings & trims
Ashley questions
Can you help a landlord with a rental near Mottisfont & Dunbridge station?
Yes, we work for landlords and agents. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.
Will you come out to Ashley?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints.
Where do you work from?
We work from Crawley. Our applicators cover Ashley.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.
How long should I leave it?
That depends on the sealant used, so please follow the time we give you.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first.
What does external mastic cost?
Size, access and the old material all affect the cost. Ask us for a quote.
Do you need external mastic in Ashley?
Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
Signs it’s time to call us include:
- Movement joints filled with mortar instead of sealant
- Plants rooting in failed movement joints
- Joints with sealant missing in places
- Damp patches traced to an open external joint
Rented homes near Mottisfont & Dunbridge station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.
What your quote should include
- How the colour is chosen
- What product goes in the joint
- Is the old sealant removed completely?
- The length of the guarantee
What happens on the day
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on the building. For a village or hamlet like Ashley, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints
Ask for a quote
Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.
Related advice
Leave it or put it right?
Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. Older cottages and farmhouses around Ashley can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What you get with us
- Neat joints and a tidy finish
- Experience in homes, commercial sites and hotels
- We’re fully insured
- Sanitary silicone with an anti-fungal additive in wet areas

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Get split or bare joints resealed while the damage is small
- Leave the joints unpainted unless we’ve said otherwise
- Fix overflowing gutters above sealed joints
- Look over the joints every year, ideally after winter
Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
