Remedial sealant in Ashley

How we handle remedial sealant in Ashley

Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. Only then can new sealant bond. Common call-outs are for thick, messy sealant smeared over tiles and sealant peeling off a dusty or damp surface, on shrunken worktop sealant, expansion joints and leaking tray & enclosure joints.

Being in a small place like Ashley makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Ashley questions

Will you come out to Ashley?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Mottisfont & Dunbridge station. Can you help?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Someone sealed over the old bead. Can you fix it?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

How long does remedial resealing take?

The number of joints and layers decides it. You’ll have a timescale before any work begins.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

How do I get a quote for remedial sealant in Ashley?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Remedial sealant around Ashley

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Mottisfont & Dunbridge station, a joint that keeps failing is best fixed properly while the property is empty.

Ashley is about 6 miles north of Romsey, in Hampshire. Ashley gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 683 towns and villages across Hampshire, from the larger towns to small villages. For nearby work, see our Southampton page (11 miles or so).

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Tiles that have come away from the wall
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

What we seal

  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Mouldy bath & shower sealant

Landlords, agents and businesses in Ashley

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Different surfaces, different methods

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is normally part of the cause. We will reseal and tell you if extraction looks to be the issue.

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal.

Why act early in Ashley

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. Around Ashley, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on how many layers have to come out. For a village or hamlet like Ashley, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Tell us about any water getting in

Advice

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
