About our external mastic in Tiptoe
On houses, flats and commercial buildings across Tiptoe, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. We’re often asked to deal with leaking joints around cladding and façade panels and joints where the bead has come unstuck, on concrete & block, joints between brick and frames and copings & trims.
External sealant needs dry, clean surfaces, so work around Tiptoe is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
How it works
We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job generally takes anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. Somewhere like Tiptoe needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed
- For business premises, tell us about site rules or sign-in

What happens if it’s left?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Where a wall is exposed, as many are in small places like Tiptoe, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Walls and rooflines in Tiptoe
Tiptoe is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Highcliffe Castle (about 4.6 miles south-west) nearby, there’s older building stock in the area around Tiptoe as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
If you let a flat or house near Sway station, outside joints that have cracked can let damp into a rental, so check them between lets. For an older house near a landmark such as St Andrew, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
Tiptoe is about 4 miles north-west of Lymington, in Hampshire. Anywhere in SO41, our applicators can take on external mastic. 683 places in Hampshire are on our list. Southampton is on our list too, around 14 miles away.

Common problems we fix in Tiptoe
Some movement joints have been pointed up with mortar by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
Keep an eye out for these signs:
- Old sealant gone brittle and cracked
- Weeds or debris growing in open joints
- Panel joints letting water in
- Brick movement joints where the sealant has split
Managing a site like Tiptoe Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

Common questions in Tiptoe
Do you work for landlords with property near Sway station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.
Will you come out to Tiptoe?
Yes, Tiptoe is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you match the colour of my brickwork?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long does external mastic take?
It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll tell you when we quote.
What is backing rod for?
We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back.
Is there a guarantee?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
What the job involves on each surface
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two.
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it and keep the sealant to the right depth.

Quotes for external mastic in Tiptoe
You will get a clear quote before work begins. It’s based on:
- The product the joint needs
- Mould in or behind the old joints
- The size of the job
- Working hours on commercial sites
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.
What to tell us for a quote
When you contact us, these details help:
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Damp that is not coming from the joint
- Cracks in the bricks or render themselves, away from the joints
- Subsidence or other structural problems
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.
