External mastic near Allbrook

External mastic in Allbrook, done properly

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. We work on joints between brick and frames, brickwork movement joints and concrete & block, and people most often call us about failed seals between different materials and leaking joints around cladding and façade panels.

Around Allbrook, garages, outbuildings and extensions all add to the joints on the outside of a home. Leaks generally start at a gutter end, a garage door frame or where an extension meets the house.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. A visit to Allbrook is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Leave it or put it right?

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Homes in smaller places like Allbrook can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we can’t put right

A few problems are outside what sealant work can do:

  • Rising or penetrating damp from elsewhere in the wall
  • Walls that need new movement joints cut into them
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

How we quote for external mastic

There’s no set price list. What we look at:

  • The product the joint needs
  • The number of rooms or windows
  • The number and length of the joints
  • Whether there’s mould to deal with

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

To make quoting easier, please include:

  • The type of property
  • Any previous sealing or DIY work
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

Walls and rooflines in Allbrook

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like South Stoneham House (about 3.7 miles south) are a reminder that the area around Allbrook has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Managing a site like Scantabout Primary School? Then its movement joints, gutters and trims need looking after like any other building’s. For an older house near a landmark such as St. Peter's Church, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Chandlers Ford station, split movement joints are easy to miss on a rental until damp shows inside.

Allbrook is about 1 mile east of Chandler's Ford, in Hampshire. Homes, rented property, offices and hotels in Allbrook can book us for external mastic. The work is guaranteed for a year. Allbrook is one of 683 towns and villages in Hampshire where we work for external mastic.

Common questions in Allbrook

Do you cover Allbrook for external mastic?

Yes, Allbrook is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.

Do you work for landlords with property near Chandlers Ford station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or email us with the details for a clear quote.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

How do you reach high-level joints?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Make sure movement joints aren’t pointed over
  • Ask before painting over external sealant
  • Check external joints each spring
  • Keep water from gutters off the wall

Do not paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
