Window mastic in Allbrook: local notes

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as South Stoneham House (about 3.7 miles south) nearby, there’s older building stock in the area around Allbrook as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you let a flat or house near Chandlers Ford station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around St. Peter's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Scantabout Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

How we handle window mastic in Allbrook

Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We’re often asked to deal with damp patches on the reveal after heavy rain and leaking joints at the ends of sills, on aluminium frames, timber windows & doors and composite doors.

In smaller places like Allbrook, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Leave it or put it right?

Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. Homes in smaller places like Allbrook can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.

Allbrook: your questions answered

Is Allbrook within the area you cover?

Yes. Allbrook is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Chandlers Ford station?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or email us with the details for a clear quote.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

What should I tell you?

Tell us what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

Where do you work from?

Our base is Crawley. We work across South East England, London and Scotland.

Different surfaces, different methods

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match keeps the clean look.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What we do, step by step

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of frames, longer for a whole house for a typical job. Parking around Allbrook is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive

Advice

When something else is needed

Sealant is not the answer to every problem, and we will tell you before we start. It will not solve:

  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

What we seal

  • uPVC windows
  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors
  • Composite doors
  • Window sills

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Keep solvents and bleach off the sealant
  • Keep jet washers away from the mastic
  • Check the mastic once a year
  • Ventilate rooms so frames do not stay wet inside

Silicone cannot normally be painted, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
