Window mastic in Winchester
Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you have black, perished sealant on frames and leaking joints at the ends of sills, we can put it right.
In Winchester, windows range from older timber frames to modern uPVC and aluminium. The mastic around all of them ages, and it’s generally the first thing to let the weather in.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What happens on the day
Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes most of a day for a typical house, less for a few frames. For homes and businesses in busier parts of Winchester, parking needs a little planning. For flats, mention stairs, lifts and shared entrances as well.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Mention if the joints have been sealed before

Frames and glazing around Winchester
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Letting a property close to Winchester station? Then renewing tired window mastic between tenants heads off draught and damp complaints. For site and facilities teams at buildings such as St Bede Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as St Swithun-upon-Kingsgate Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What the job involves on each surface
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.
What we can’t put right
A few problems are outside what sealant work can do:
- Penetrating damp from a failed cavity tray or render
- Worn gaskets, brush seals or a door that has dropped
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Questions from Winchester
Is there a guarantee on window mastic in Winchester?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you work for landlords with property near Winchester station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Can new window sealant be painted?
Not normally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in.
Will new mastic stop draughts?
In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Wash the frames with mild soapy water
- Avoid harsh chemicals near the mastic
- Ventilate rooms so frames do not stay wet inside
- Do not aim a pressure washer at the joints
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
