Bathroom resealing in SO22: how it works

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across SO22. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Typical jobs include water escaping at the shower enclosure and cracked, shrunken or lifting silicone, on shower trays & enclosures, sinks & splashbacks and wet rooms.

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

What you’ll pay

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Winchester’s nearest station is Winchester station, roughly 0.6 miles north of the centre. Bathroom resealing across SO22: local notes

Across SO22, from Winchester, Hyde and Weeke outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in SO22 is planned around the forecast.

Winchester: Letting a property close to Winchester station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near St Swithun-upon-Kingsgate Church, walls and floors in older homes can move, and sealant and grout show it first.

How we quote for bathroom resealing

We quote each job individually. This is what makes a difference:

  • Access and height
  • The type of sealant required
  • Whether there’s mould to deal with
  • The number and length of the joints

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • Where the property is
  • Any previous sealing or DIY work

Want a quote for bathroom resealing? Please phone 0345 464 0079 or drop us an email with a few details. We will explain what we’d do and send you a clear quote before we start.

Different surfaces, different methods

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

What we’re called out for in SO22

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

It’s worth asking for a quote if you see:

  • Water getting behind the kitchen upstand
  • Sealant that has split, shrunk or peeled away
  • Water escaping at the shower enclosure
  • Damp behind the bath or under the tray

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

When it is not the sealant

In fairness, some problems need a different trade:

  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall

SO22: your questions answered

How much does bathroom resealing cost in SO22?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Can you get rid of the black mould in my sealant?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

What should I tell you?

A short description and the location, plus photos if you have them. If we need more, we will ask.
