How we handle bathroom resealing in Weeke

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, shower trays & enclosures and basins & vanity units, and the jobs we see most are leaks into the floor or ceiling below and new sealant laid over old sealant that is now lifting.

Homes around Weeke range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray that rocks until it’s re-bedded
  • A leaking waste, trap or valve

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Common questions in Weeke

Do you take on hotel work around Weeke?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Do you work for landlords with property near Winchester station?

Yes. We work for landlords and letting agents as well as householders. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.

Do you work in Weeke?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

How long will the resealing take?

A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

What bathroom resealing looks like in Weeke

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Weeke. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For landlords with property near Winchester station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Weeke Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Quotes for bathroom resealing in Weeke

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • The size of the job

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • The problem you’ve noticed

If you’re in Weeke and need bathroom resealing, ring 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work generally takes a morning or an afternoon for most single baths and showers. A visit to Weeke is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

Advice

What the job involves on each surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens if it’s left?

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. In an older home around Weeke, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email and we will talk you through it.

Common problems we fix in Weeke

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

If you can see any of these, it’s time to have the joints looked at:

  • Lumpy, uneven sealant from a DIY attempt
  • Shrunken sealant along the back of a worktop
  • Failed sealant on the screen profile
  • Cracked, shrunken or lifting silicone

Homes close to Church of St Matthew include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • How much experience the applicator has
  • Whether the sealant suits the joint
  • What insurance they hold
  • What the cure time is
