When to call us in Hyde

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

If you can see any of these, it’s time to have the joints looked at:

  • Old mastic that has gone black or come away
  • White mastic on grey or black frames
  • Cracked or shrunken mastic around the frame
  • Gaps between the frame and the inside reveal

For landlords with property near Winchester station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What your quote should include

  • Whether they’re fully insured
  • How much experience the applicator has
  • Whether they seal over old material or remove it
  • What the cure time is

10 questions to ask before you book

Window mastic in Hyde

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you’re dealing with untidy mastic left by window fitters and white mastic on grey or black frames, we can put it right, on timber windows & doors, composite doors and aluminium frames alike.

Homes around Hyde range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Questions from Hyde

Can you do window mastic in Hyde?

Yes, Hyde is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or email us with a few details of the job.

Can you help a landlord with a rental near Winchester station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Is the new sealant paintable?

That depends on the product. Silicone is not paintable, but some hybrid sealants are. Tell us if you are decorating and we’ll choose accordingly.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Where is Mr Mastic based?

We work from Crawley. We cover Hyde and the rest of Hampshire.

How long does it take to reseal the windows on a house?

That depends on the number of frames, how they’re reached and the state of the old mastic. You’ll know the timing when we quote.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame
  • Damp coming through the wall itself rather than the frame joint

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

What we seal

  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • uPVC windows
  • Window sills
  • Aluminium frames

What happens on the day

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a few frames, or a day or more for a whole house. In a smaller place like Hyde, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work

How to get a quote

Keeping the joints in good condition

So the new joints stay in good condition:

  • Repaint timber before it’s bare
  • Keep drainage slots and sill grooves clear
  • Don’t aim a pressure washer at the joints
  • Use gentle cleaners on frames and sealant

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

What the job involves on each surface

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.

Why deal with it now?

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. Homes in smaller places like Hyde can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

What window mastic looks like in Hyde

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Managing a site like St Bede Church of England Primary School? Then the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as St Bartholomew's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
