External mastic in Crowdhill, done properly

On houses, flats and commercial buildings across Crowdhill, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. Typical jobs include brick movement joints where the sealant has split and joints where the bead has come unstuck, across concrete & block, façade panels and joints between brick and frames.

In a village or hamlet like Crowdhill, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

Our work is backed for twelve months.

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Structural movement, which needs a surveyor or engineer
  • Cracks in the bricks or render themselves, away from the joints
  • Damp that isn’t coming from the joint

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before booking.

What we seal

  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What happens on the day

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on the building. Somewhere as small as Crowdhill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area

Questions from Crowdhill

Will you come out to Crowdhill?

Yes, Crowdhill is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for landlords with property near Eastleigh station?

Yes. We work for landlords and letting agents as well as homeowners. You can phone 0345 464 0079 or email us with the details for a clear quote.

Do you guarantee your work?

Yes. All our work carries a 12-month guarantee.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply call 0345 464 0079 or email us.

When will the joints need doing again?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

Can you match the colour of my brickwork?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is normally a movement joint. It gives the wall room to move, and it should be sealed with a flexible sealant.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Why deal with it now?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Where a wall is exposed, as many are in small places like Crowdhill, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

External mastic in Crowdhill: local notes

With historic houses such as South Stoneham House (about 4.4 miles south-west) nearby, there’s older building stock in the area around Crowdhill as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near Church of the Holy Trinity, older walls, gutters and the joints where extensions meet them need a flexible sealant. If you let a flat or house near Eastleigh station, split movement joints are easy to miss on a rental until damp shows inside. If you look after a building such as Wyvern Technology College, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether the work is at height
  • The old material and how stubborn it is
  • The type of sealant required
  • Any working-time requirements on site

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • If someone has resealed it before
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
