A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We’re often asked to deal with weeds or debris growing in open joints and brick movement joints where the sealant has split, across concrete & block, copings & trims and joints between brick and frames.

Outside joints can only be sealed when they’re dry, so work in Froyle is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

Whatever the size of the job, you get the same 12-month guarantee in Froyle and across Hampshire.

Froyle: your questions answered

Can you help a landlord with a rental near Bentley (Hampshire) station?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Is Froyle in your area for external mastic?

Yes. We work across London and the South East, and Froyle is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing.

Is the work guaranteed?

Yes. Every job comes with a 12-month guarantee.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

How long does the job take?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. Your quote will say how long we expect yours to take.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or drop us an email.

Common problems we fix in Froyle

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, so it pulls away from the edges.

People normally contact us when they notice one of these:

  • Rigid filler in a joint that should flex
  • Old sealant gone brittle and cracked
  • Rain getting behind render or cladding at a joint
  • Cracked joints where brick meets render or frames

Homes close to Church of St Mary of the Assumption include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Leave the joints unpainted unless we have said otherwise
  • Show decorators and builders where the movement joints are
  • Get split or bare joints resealed while the damage is small
  • Keep movement joints as flexible joints, not mortar

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

What we do, step by step

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. Expect the work to take anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. Somewhere like Froyle needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Clear the area around the work
  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed

Advice

Why act early in Froyle

Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Froyle, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Landlord and commercial work in Froyle

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

External mastic in Froyle: local notes

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Bentley (Hampshire) station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What affects the quote in Froyle

We do not publish a price list, because jobs vary so much. What we look at:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • The type of sealant required
  • Whether old sealant or filler has to be cut out

What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before work begins.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • How we’d reach the joints
  • Whether it has been sealed before

Every job is quoted individually, so start by telling us what you need. Just call 0345 464 0079 or drop us an email with the details, and photos are welcome.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
