When to call us in Froyle

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Look out for any of the following:

  • Water escaping at the shower enclosure
  • Mouldy sealant that has gone black
  • Water getting behind the bath panel
  • Smears of silicone across the tiles

If you live in an older home near Church of St Mary of the Assumption, walls and floors in older homes can move, and sealant and grout show it first.

Bathroom resealing in Froyle

Across Froyle, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include smears of silicone across the tiles and shrunken sealant along the back of a worktop, on shower trays & enclosures, baths and sinks & splashbacks.

For a small place like Froyle, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Whatever the size of the job, you get the same 12-month guarantee.

Froyle questions

Can you help a landlord with a rental near Bentley (Hampshire) station?

Yes. We work for landlords and letting agents as well as homeowners. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do you cover Froyle for bathroom resealing?

Yes. Our work covers London and the South East, and Froyle is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Does the resealing come with a guarantee?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. In a small place like Froyle, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in

Advice

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Older cottages and farmhouses around Froyle can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Do not leave water standing on kitchen joints
  • Keep scourers and sharp tools away from the bead
  • Keep the fan on for a while after bathing
  • Stick to a soft cloth and a mild cleaner

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What the job involves on each surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.
