How we handle external mastic in Egypt

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, façade panels and joints between brick and frames, and common reasons people get in touch are leaking joints around cladding and façade panels and weeds or debris growing in open joints.

Older homes in small places like Egypt may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water usually gets in.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or drop us an email.

Different surfaces, different methods

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.

Joints between dissimilar materials

Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What happens if it’s left?

Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way and it means sorting access once. Around Egypt, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit normally makes better use of the time than several visits. We will send you a clear quote for the lot.

Egypt: your questions answered

Will you come out to Egypt?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Micheldever station. Can you help?

Yes. We work for landlords and agents as well as householders. Just call 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint doesn’t draw the eye.

Can a movement joint be filled with mortar?

No, not where the gap is a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is usually a movement joint. It gives the wall room to move and needs a flexible seal, not mortar.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. For a village or hamlet like Egypt, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts

Advice

How we quote for external mastic

The price is agreed before any work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • Access and height
  • Whether there’s mould to deal with
  • The number of rooms or windows

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, call 0345 464 0079 or email us for an honest opinion and a quote.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Where the job is, and your postcode
  • The type of property
  • If someone has resealed it before
  • How we’d reach the joints

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, phone 0345 464 0079 or drop us an email.

Work for landlords, hotels and businesses

Letting agents and landlords in Egypt can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Check external joints each spring
  • Show decorators and builders where the movement joints are
  • Get split or bare joints resealed while the damage is small
  • Fix overflowing gutters above sealed joints

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Act while the splits are small. At that stage it’s a simple cut out and reseal.

What external mastic looks like in Egypt

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In the older streets around Ebenezer Methodist Chapel, older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Micheldever station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
