How we handle bathroom resealing in Egypt
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you are dealing with new sealant laid over old sealant that is now lifting and sealant that has split, shrunk or peeled away, we can help.
Around Egypt, it’s houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like Egypt, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in
- Move anything stored near the joints

Advice
What we cannot put right
In fairness, there are a few things sealant won’t fix:
- A tray or bath that is cracked through
- A bath or tray that moves because it isn’t properly supported
- Damage behind the tiles that needs a tiler
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.
What we seal
- Baths
- Shower trays & enclosures
- Sinks & splashbacks
- Kitchen worktops & upstands
- Basins & vanity units
- Wet rooms
What happens if it’s left?
Sorting it now is quick: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a small place like Egypt, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Common problems we fix in Egypt
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
Most people get in touch after spotting one of these:
- Leaks into the floor or ceiling below
- Shrunken sealant along the back of a worktop
- Lumpy, uneven sealant from a DIY attempt
- Black spots spreading through the bead
Letting a property close to Micheldever station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- Access and height
- The old material and how stubborn it is
- When we can work, for business premises
- The type of sealant required
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- Where the job is, and your postcode
- Whether it has been sealed before
- Access, such as stairs, a lift or height
- The type of property

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Bathrooms and kitchens in Egypt
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to Ebenezer Methodist Chapel include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
