Bathroom resealing in Stoke Charity: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Micheldever station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of St Michael include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Bathroom resealing in Stoke Charity, done properly

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for new sealant laid over old sealant that is now lifting and lumpy, uneven sealant from a DIY attempt, on basins & vanity units, wet rooms and baths.

Around Stoke Charity, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

A one-year guarantee comes as standard.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes around two hours for one bath or shower, longer for a whole bathroom, and the area is left clean. In a small place like Stoke Charity, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Leave it or put it right?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Where a wall is exposed, as many are in small places like Stoke Charity, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Common questions in Stoke Charity

Is Stoke Charity within the area you cover?

Yes, Stoke Charity is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do bathroom resealing in Stoke Charity?

Yes. Our work covers London and the South East, and Stoke Charity is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear quote.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How we quote for bathroom resealing

Jobs vary more than people expect. The main factors:

  • The number and length of the joints
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Where the job is, and your postcode

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, phone 0345 464 0079 or send us an email.

How the job changes by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

What sealant work can’t fix

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Water getting in through the grout rather than the sealant
  • A tray or bath that is cracked through
  • Damage behind the tiles that needs a tiler

If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.
