Bathroom resealing in Barton Stacey

How we handle bathroom resealing in Barton Stacey

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on wet rooms, kitchen worktops & upstands and basins & vanity units, and common reasons people get in touch are a messy, uneven bead from a previous reseal and black mould in the silicone that won’t clean off.

For a small place like Barton Stacey, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

All our work comes with a 12-month guarantee, wherever you are in Hampshire.

Bathrooms and kitchens in Barton Stacey

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Barton Stacey Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Barton Stacey: your questions answered

Is Barton Stacey within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Micheldever station. Can you help?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Why act early in Barton Stacey

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Older cottages and farmhouses around Barton Stacey can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why us?

  • Colour agreed with you before we start
  • A 12-month guarantee on all work
  • Quality sealants from Arbo and Everbuild
  • Any old sealant cut out fully, not covered over

How the job changes by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

What affects the cost of bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • How easy the joints are to reach
  • The number of rooms or windows
  • The product the joint needs
  • Working hours on commercial sites

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before any work starts.

Asking for a quote

To help us quote quickly, let us know:

  • Pictures of the joints, sent by email
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

For a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. You’ll have a clear quote before work begins.

What we do, step by step

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Barton Stacey, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Dry the bead with a towel now and then
  • Give the silicone its full cure time
  • Avoid abrasive pads on the sealant
  • Look for lifting corners and small gaps now and then

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Do you need bathroom resealing in Barton Stacey?

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

The most common problems we see are:

  • Black spots spreading through the bead
  • Two layers of silicone, both failing
  • Smears of silicone across the tiles
  • Water getting behind the bath panel

Letting a property close to Micheldever station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • When the joint can take water or movement
  • Which colour the sealant will be
  • Is VAT in the price?
  • Which sealant they’ll use, and why
