External mastic in Ower

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. If you have panel joints letting water in and failed seals between different materials, we can put it right, on brickwork movement joints, render & cladding joints and concrete & block alike.

External sealant needs dry, clean surfaces, so work around Ower is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

Common questions in Ower

Can you help a landlord with a rental near Totton station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Is Ower within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you reach joints on upper floors?

It depends on the height and the site. Low-level joints are straightforward; for higher work, tell us about the building and we will confirm what’s needed.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces with primer where required.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Is the work guaranteed?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

How often do external joints need resealing?

There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a one-year guarantee.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Ask before painting over external sealant
  • Look over the joints every year, ideally after winter
  • Never let anyone fill a movement joint with mortar
  • Avoid pressure-washing directly into sealant joints

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

How we quote for external mastic

Every job gets its own quote. These are the things that affect it:

  • The product the joint needs
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

What to tell us for a quote

To help us quote quickly, let us know:

  • The type of property
  • The problem you’ve noticed
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

We quote each job on its own. Just call 0345 464 0079 or drop us an email with the details, and pictures are welcome.

What external mastic looks like in Ower

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Landford Manor (about 4.6 miles north-west) nearby, there’s older building stock in the area around Ower as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

The process

We keep the work tidy and contained to the area we are working on. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. Somewhere like Ower needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Clear the area around the work
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children

Advice

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Damp that isn’t coming from the joint
  • Render that’s blown, hollow or coming away
  • Cracking across the wall rather than at a joint

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Joints and surfaces we work on

  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Brickwork movement joints
  • Façade panels
  • Joints between brick and frames

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What the job involves on each surface

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and protects the render itself.
