External mastic for homes and businesses in Lychpit
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, render & cladding joints and brickwork movement joints, and people most often call us about cracked joints where brick meets render or frames and damp patches traced to an open external joint.
Outside joints can only be sealed when they’re dry, so work in Lychpit is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.
Whatever the size of the job, you get the same 12-month guarantee in Lychpit and across Hampshire.

Walls and rooflines in Lychpit
With historic houses such as The Vyne (about 3 miles north-west) nearby, there’s older building stock in the area around Lychpit as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around Church of St Mary, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Schools such as Old Basing Infant School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Signs you need external mastic in Lychpit
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.
The problems people usually mention when they call include:
- Water getting into walls through failed joints
- Failed sealant between panels on a façade
- Rigid filler in a joint that should flex
- Movement joints with cracked, split or missing sealant
Rented homes near Basingstoke station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the building. Somewhere like Lychpit needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.

Advice
What we can’t put right
To be straight with you, some problems need a different trade:
- Adding movement joints to masonry that has none
- Damp that is not coming from the joint
- Structural movement, which needs a surveyor or engineer
If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.

What happens if it’s left?
A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, rather than the wall around it. Around Lychpit, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

What the job involves on each surface
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.
Joints between dissimilar materials
Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant.

Yes, Lychpit is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we’ll send you a clear quote.
Will you come out to Lychpit?
Yes. Lychpit is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can you seal joints between two different materials?
Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides, primed where needed.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Can you match the colour of my brickwork?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so it does not stand out.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
How long before the joint can be used?
Different products cure at different speeds, so follow the cure time we give you.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
